Noida is popularly known to be the most affordable location to settle as large number of affordable homes are available here. Its proximity to National capital makes it investment hub. Few factors like effects of demonetization, GST implementation and introduction of RERA have affected the sales of real estate in Noida but that has not stopped the growth completely and it’s recovering from slow down. There are so many reasons that attract people to buy a home in Noida. In this article, I am going to discuss a few of them.

Reputed Builder

Most of the homes in Noida are being developed by reputed builders of the country. Top builders like Jaypee Greens, Emaar, Godrej, Unitech, Ansal and MGF are building affordable flats with a touch of luxury. When your home is built by top names, you can rely on the quality of construction and features. Flats are built keeping in mind the entire income group.

Return on Investment

Noida and Greater Noida are expected to give a decent ROI in the near future. There are some factors that suggest the benefit of real estate investment in the region. Yamuna Expressway, under construction Jewar airport and growing job opportunities, is few examples.

 Connectivity

Noida has very smooth & rapid connectivity to nearby cities and within the city. Metro train has enabled people to travel to and from Noida to Delhi and Noida to Gurgaon. Working professionals, as well as students, are finding it helpful to travel to Delhi and Gurgaon on time. On-going construction of the metro train to Noida extension will further reduce the travel time.

Sports & Entertainment

Noida is the only city to own the F1 track in India. Buddh International Circuit built on Yamuna Expressway is a 5.14 KM long Indian Motor racing circuit. There is a plan to build a cricket stadium also. Noida has a theatre and film development studio working on regional as well as national level.

Civic Amenities

Noida is the most planned city in India left behind Mumbai and Delhi. Yamuna Expressway in Noida is the world-class highway. It has large number of swanky malls, adventure parks, hospitals, schools and other facilities required for the betterment of the people. Since, Noida is a planned city so all the sector’s road are wide.

Educational Institutional & Job

Noida has many top-level schools, colleges, management institutes, engineering colleges, and medical colleges. It includes DPS, Ryan International School, Amity University, Birla institutes of technology, etc. All top IT companies and MNCs have their offices in Noida offering thousands of job opportunities. Noida companies include Tata consultancy services, HCL, Adobe, IBM and Genpact. Media houses include Zee News, Amar Ujala, The Indian expresses, etc.

Lower Prices

The real estate market has faced slow down due to the effect of GST implementation, RERA Policies, and Demonetization. Approx. 2 lacs unsold inventories are there in Delhi NCR and most of them are located near Noida and its surrounding areas. Builders will try to clear these inventories to create cash flow before they start new construction. So it’s likely that prices will remain low until these flats are sold. The price will once again shoot up when all these inventories get cleared.
